Taking Stock: Croton's Commercial Vacancies

June 29, 2008

Croton is now awash in ideas about “the Croton we want.” It also has well-intentioned suggestions up the kazoo for attracting new businesses and bolstering Croton’s faltering economy. Crotonblog is not aware, however, of the existence of an up-to-date inventory of available properties.

With that in mind, Crotonblog here presents the following views of today’s 24 empty commercial properties. To those who will point out that some storefronts have been empty for years and that their owners have no intention of renting them, we would point out that an empty storefront is nonetheless an empty storefront, and its very presence tends to pull down the rest of a neighborhood and discourage the renting of nearby available properties.

As they say about residential properties, any Realtor will tell you that there is one quality all-important to the successful rental of a commercial property: location, location, location. Location is indeed important to a retail establishment, governing, as it does, the “traffic” that will be attracted to any address.

As used in marketing geography, the word “traffic” refers to customers who purposefully seek out a retailer, but it also encompasses “strolling” traffic. Some Croton neighborhoods are simply not conducive to strolling. The addition of a few benches for pedestrians might make them more attractive to strollers.

Looking at the individual locations shown here, Crotonblog cannot avoid the feeling that still another quality may be important in the rental of commercial properties: appearance, appearance, appearance. You be the judge. Would you be inclined to rent some of these unattractive properties for a retail business? Crotonblog welcomes your comments on the subject of attractiveness—and to get a closer look at any of the pictures, click them for a larger version.
